PIONEER Increased Real Estate Sales by 22% in 2024

In 2024, PIONEER achieved significant growth, selling 106,000 sq.m of residential and commercial real estate across its projects for a total of 53.4 billion rubles—22% higher in monetary terms compared to 2023.

The residential real estate portfolio accounted for 75,200 sq.m, with sales reaching 42.8 billion rubles. The share of premium projects grew substantially from 33% in 2023 to 74% in 2024, driven by the launch of the SHIFT premium development and a new phase of HIGH LIFE skyscrapers in Paveletskaya.

HIGH LIFE emerged as the sales leader, with 26,300 sq.m sold across two phases of skyscrapers. Meanwhile, 19,700 sq.m were sold in the PRIDE family-oriented premium residential community, and 9,700 sq.m in SHIFT. The luxury segment, represented by the OPUS club residence on Derbenevskaya Embankment, accounted for 5% of the total residential space sold. Sales in the fourth phase of LIFE Varshavskaya represented 16% of the total residential real estate sold in terms of area.

According to FResearch data published by Forbes, PIONEER retained its position in the top three developers for commercial real estate sales in Moscow in 2024. Commercial real estate sales totaled over 10.6 billion rubles, a 12% increase from 2023. A total of 30,700 sq.m was sold in OSTANKINO BUSINESS PARK (57%), MFC BOTANICA (13%), and the OPUS Class A business center (30%).

PIONEER’s financial stability was affirmed in 2024 by leading Russian rating agencies. Both the Analytical Credit Rating Agency (ACRA) and Expert RA reaffirmed the company’s credit rating at A- with a Stable outlook. The National Credit Ratings Agency also reaffirmed PIONEER’s annual credit rating at A- and upgraded its outlook to Positive.

Last year, PIONEER delivered 218,000 sq.m of real estate, including phases 4 and 5 of the third stage of LIFE Varshavskaya, building 6 of OSTANKINO BUSINESS PARK, and the BOTANICA retail and office center. Additionally, permits were obtained for the construction of 104,000 sq.m, including the SHIFT residential development and two educational institutions within the SHIFT residential project and the PRIDE family-oriented community.

As of today, PIONEER is actively constructing nearly 609,000 sq.m of real estate, with over 1 million sq.m in the design phase.
